An accepted offer is the start of a new process involving attorneys, valuers, municipalities and your bank. We coordinate all of it so nothing stalls your registration.
Between an accepted offer and a registered title deed, a property transaction passes through several independent parties: the transferring attorney, the bond registration attorney, the bank's valuator, the municipality (for a rates clearance certificate) and the Deeds Office. Any one of them running behind can delay your move-in date.
Our transaction support service means your consultant tracks every one of these steps, chases up documents and conditions before they become bottlenecks, and keeps you and the estate agent informed at each milestone — right through to the day your bond registers.
The bank instructs a bond attorney; the seller's agent instructs the transferring attorney.
The property is valued and any conditions of the offer are worked through.
The bond attorney prepares guarantees once the bond is unconditionally approved.
Documents are lodged at the Deeds Office; registration transfers ownership and activates your bond.
Estimate only, based on current SARS transfer duty brackets and typical attorney tariffs. Always confirm exact costs with your appointed attorney.
From accepted offer to registration typically takes 6–10 weeks, depending on attorney turnaround, municipal clearance timelines and how quickly conditions are met.
The seller usually appoints the transferring attorney, and the bank appoints the bond attorney, though in some cases you can request a preferred practice — we'll advise what's possible on your transaction.
Common delays include outstanding municipal accounts, incomplete FICA documentation, or conditions of sale that haven't been fulfilled — all things your consultant actively monitors.
Mostly, you'll need to respond promptly to document requests from attorneys and keep your bank account and address details up to date. We'll flag anything that needs your attention.
Send us your details and we'll take over coordination with your attorneys and bank immediately.
