FICA Requirements Checklist

The Financial Intelligence Centre Act (FICA) requires every bank and bond originator in South Africa to verify who you are and where your income comes from before a home loan application can be submitted. Below is the exact document checklist we work from, by applicant type.

Handled securely & confidentially Statements accepted by email, no bank stamp needed

Full-Time Salaried / Employed

  • ✓ Fully completed, signed and dated application form
  • ✓ Copy of ID / Passport, or both sides of ID card
  • ✓ Latest 3 months' payslips (6 months if you earn variable income, e.g. commission)
  • ✓ Latest 3 months' bank statements, non-internet-printed (6 months for variable income earners)
  • ✓ Latest lease agreement and completed rental schedule, if you declare rental income (on request)

Full-Time Salaried / Employed Abroad

  • ✓ Fully completed, signed and dated application form
  • ✓ Copy of ID / both sides of ID card, foreign or RSA passport, and work permit allowing you to work abroad
  • ✓ Salary advice / payslip for the last 6 months
  • ✓ Copy of your full employment contract
  • ✓ Latest 6 months' personal bank statements showing salary deposits
  • ✓ If applicable: latest signed lease agreement and completed rental schedule for declared rental income (on request)
Self-Employed

Sole Proprietor, Close Corporation, Pty or Trust Income

If you derive your income from your own business, this is the document set banks and Mackenzie Bonds will need.

  • ✓ Fully completed, signed and dated application form
  • ✓ Copy of ID / Passport, or both sides of ID card
  • ✓ Accountant's letter confirming income
  • ✓ Latest 6 months' personal bank statements, non-internet-printed
  • ✓ Latest 6 months' business bank statements, non-internet-printed
  • ✓ Latest 2 years' comparative audited financial statements, signed and dated
  • ✓ Management accounts, if the latest financials provided are older than 6 months
  • ✓ Latest 2 years' tax returns (ITA34)
  • ✓ Latest lease agreement and completed rental schedule, if you declare rental income (on request)
Buying Through a Legal Entity

Trust, Close Corporation or Pty Purchases

Where the property will be registered in the name of a Trust, CC or Pty rather than an individual, additional documentation is required for the entity itself.

  • ✓ Copy of the Trust Deed and Master's Letter of Authority, OR company documents for a CC / Pty
  • ✓ Copy of the relevant resolution
  • ✓ ID copies of all trustees and beneficiaries, or members / directors
  • ✓ Latest 2 years' audited annual financial statements for the purchasing entity, signed and dated
  • ✓ Management accounts, if the latest financials provided are older than 6 months
  • ✓ Latest 6 months' business bank statements for the purchasing entity, non-internet-printed
  • ✓ If the entity is newly formed or holds no assets: a letter from the accountant confirming solvency
  • ✓ Trust purchases: signed trust addendum
  • ✓ Pty purchases: letter from the auditor confirming all shareholders and their percentage holding
